The Problem

Millions of landlords across Australia and the United States self-manage their rental properties to avoid the 7–9% of rent (plus letting, inspection and renewal fees) charged by traditional property managers. In doing so they take on the administrative workload, the growing burden of tenancy compliance, and around-the-clock tenant demands. Existing self-management software provides forms and payment rails but still leaves the landlord doing the work.

For a flat US$20 per month per property it automates leasing and tenant screening, rent collection and arrears follow-up, maintenance coordination, inspections and compliance tracking, delivering a full-service management outcome at software-like gross margins because AI performs work that has historically required human labour.

A layered, recurring-revenue model: a B2C subscription at US$20/month per property; a Marketplace connecting landlords and tenants with vetted service providers (adding transaction revenue without additional acquisition cost). Revenue per customer rises over time while acquisition stays low through referral-partner channels.
