Massive underserved market
52M+ individual landlords across Australia and the US, most self-managing because traditional agents charge 7–9% of rent, with no genuine AI-native solution built for them.
Software margins on a services problem
AI does the work a human property manager does, at a flat $20/month, delivering 85%+ gross margins and elite unit economics (LTV:CAC of ~17x).
Built and revenue-ready
The product exists and is launching now; this raise funds customer acquisition, not product risk, so capital converts directly into growth.
Compounding data moat
As the system of record for each landlord's compliance, financials and tenancy history, Joolie gets stickier and cheaper to retain every month, widening the gap on any late-arriving competitor.

Company Overview
Joolie is an AI property manager that automates leasing, rent, maintenance and compliance for self-managing landlords - for a flat US$20 per month, not a percentage of rent.
Product built and launching now in Australia, with the United States as the primary expansion market; this raise funds customer acquisition, not product development.
The Problem
Millions of landlords across Australia and the United States self-manage their rental properties to avoid the 7–9% of rent (plus letting, inspection and renewal fees) charged by traditional property managers. In doing so they take on the administrative workload, the growing burden of tenancy compliance, and around-the-clock tenant demands. Existing self-management software provides forms and payment rails but still leaves the landlord doing the work.
The Solution
Joolie is an AI property manager that does the work, not just the paperwork. For a flat US$20 per month per property it automates leasing and tenant screening, rent collection and arrears follow-up, maintenance coordination, inspections and compliance tracking, delivering a full-service management outcome at software-like gross margins because AI performs work that has historically required human labour.
Business Model
A layered, recurring-revenue model: a B2C subscription at US$20/month per property; a Marketplace connecting landlords and tenants with vetted service providers (adding transaction revenue without additional acquisition cost). Revenue per customer rises over time while acquisition stays low through referral-partner channels.
Market & Traction
Joolie targets the self-managing landlord segments of Australia (launch market) and the United States (primary expansion opportunity), a combined 52M+ individual landlords, structurally underserved because traditional managers cannot profitably reach them. The product is built and launching now, with early customer acquisition underway via financial-advisor and mortgage-broker referral channels and targeted digital campaigns.

Products & Services
Joolie Core (US$20/month per property) - a complete AI property manager handling leasing and tenant screening, rent collection and arrears, maintenance coordination, inspections and compliance tracking.
Joolie Marketplace - connects landlords and tenants with vetted service providers (trades, insurance and related services) at the moment of need, adding transaction revenue on top of subscriptions (currently being built).
Joolie Enterprise - Joolie's AI layered over the software real estate agencies already use, lowering the cost of servicing each managed property without a system migration. (currently being built)
Portfolio Intelligence - investor-grade analytics across a landlord's portfolio: cash flow, yield, expenses and tax-time reporting.
